Some of the services include:

 

  • 24 Hour on call emergency service
  • Providing residents with a staff that can respond to any issues in a professional and timely manner
  • Regular inspection of the entire property grounds
  • Billing to all owners with all billing questions being directed to us
  • Receipt and deposit of all payments (including pick up at association PO Box)
  • Bill paying with signatures as board designates (i.e., Utility Bills, Vendors, etc)
  • Implement customized preventative maintenance programs
  • Manage vendors (Landscaper, Snow Removal, etc)
  • Recommend and negotiate with a preferred vendors list and bid level when necessary
  • Working closely with the board for new strategies for property management, maintenance, and improvement
  • Attending board meetings to provide current financial reports

Accounting Services

Integrated Building Management, Inc proudly serves community living residents and property managers who work with HOA’s. We relieve the accounting burden so that the HOA and/or PM can focus on more important issues. We can refer this service through the use of our CPA who has experience with HOA accounting. We work in harmony with self-governed HOA’s / PMs.

Our monthly statements include:

  • Balance Sheet – Lists the association’s assets, and how they are allocated amongst liabilities and fund balances
  • YTD Monthly Expense Report – Lists all income and expenses, and is useful in spotting trends preparing the budget for next year
  • Monthly Billing & Accounts Receivable – We provide clear information to the directors and managers of the association.
  • Income & Expense to Budget Comparisons – Compares income and expenses to the association’s monthly and year-to-date budget
  • Cumulative Ledger Listing – Provides all transactions for the year to date
  • Income (Profit & Loss) Statement
